Loan amounts depend on project size, location, and borrower qualifications. Typically, we offer up to 85% of total project costs or 75% of after-construction value (ARV).

Funds are released in phases through a draw schedule. As construction milestones are completed and verified, additional funds are made available to keep your build moving forward.

Terms usually range from 9 to 12 months, depending on the project timeline. Extensions may be available based on progress and market conditions.

While prior experience helps, it’s not required. We evaluate each borrower holistically—considering credit, liquidity, and the project’s strength. First-time flippers with solid plans are welcome.
